What counts as a 24-hour emergency roof repair?

Active water entering the home, an opening in the roof after wind or impact, a fallen tree or object, exposed decking or underlayment, a ceiling holding visible water, structural movement, or water near electrical equipment should be treated as time-sensitive. The immediate goal is safe stabilization and limiting additional water entry.

What does LOCKED's 24-hour emergency roof service actually include?

The emergency response is for time-sensitive roof or exterior failures that can allow ongoing water entry or create an immediate hazard. Depending on conditions, the visit may include locating the likely entry point, documenting visible damage, temporary stabilization or tarping, and completing a permanent repair when it is safe and practical to do so. If the roof needs a larger correction or replacement evaluation, that should be explained rather than forcing an unreliable patch.

Can a small roof leak wait until morning?

Do not judge urgency only by the size of the stain. Water can travel along roof decking, framing, insulation and ceilings before it becomes visible. If water is actively entering, the stain is growing, the ceiling is bulging, or the leak is near electrical fixtures, treat it as an emergency. A small, dry, old stain with no current water entry may be appropriate for a scheduled inspection instead.

What should I do while my roof is leaking?

Stay off the roof. If it can be done safely, move valuables away from the affected area and place a container under dripping water. Keep people away from sagging or bulging ceilings and any water near electrical fixtures, wiring or equipment. Ground-level and interior photos are enough to begin the intake; do not risk climbing onto a wet, icy or storm-damaged roof.

What if the ceiling is bulging or water is near electrical wiring?

Treat that as a safety issue, not a normal repair appointment. Keep people away from the affected area and do not touch wet electrical fixtures or equipment. If there is an immediate electrical, fire or structural danger, contact the appropriate emergency service first. The roof response can address the exterior source once the area can be approached safely.

Can you permanently repair a roof while it is raining or snowing?

Sometimes a permanent repair is possible, but safety and the roofing material control what should be done. Wet, icy, high-wind or actively storming conditions can make roof access unsafe or prevent materials from being installed correctly. In those cases, temporary stabilization may be the right first step, followed by the permanent repair once conditions allow proper work.

Do you provide emergency roof tarping and temporary stabilization?

Yes, emergency tarping or temporary weather protection can be appropriate when wind, hail, a fallen object or another event leaves the roofing system open and a permanent repair cannot safely be completed immediately. Temporary protection is not the final repair; the damaged roofing, flashing, decking or other components still need to be assessed and corrected.

Are ice dams and winter roof leaks considered emergencies in Ontario?

They can be. Ice dams can allow meltwater to back up beneath roofing and enter the building, while freeze-thaw cycles can make a previously small opening start leaking. Active interior water, a worsening ceiling stain, or unsafe ice and snow loading should be treated as time-sensitive. Winter access methods depend on roof conditions and worker safety.

Is one missing, lifted or damaged shingle an emergency?

Not automatically. One damaged shingle may be a normal repair if the surrounding roof remains sealed and there is no active water entry. It becomes more urgent when wind has exposed the underlayment or roof deck, several shingles have lifted, or rain or melting snow can enter the opening.

Do you repair flashing, vents, skylights, chimneys and pipe penetrations?

These are common leak locations and can often be repaired when the surrounding roof remains serviceable. The important part is confirming the actual failure point. Replacing sealant alone is not a dependable solution if the flashing detail, boot, shingles, underlayment or surrounding deck is the component that failed.

Why can the ceiling stain be far away from the actual roof leak?

Water does not always fall straight down from the entry point. It can follow decking, rafters, trusses, insulation, fasteners and other building surfaces before becoming visible indoors. That is why the exterior failure should be traced rather than assuming the roof leak sits directly above the stain.

How do I know if I need a roof repair or a full roof replacement?

Localized flashing failures, isolated missing shingles and small damaged areas often point toward repair. Widespread deterioration, repeated leaks in different areas, larger decking or structural problems, extensive storm damage, or roofing that is too brittle or worn to accept a dependable repair can point toward replacement. The decision should follow an inspection of the actual failure and surrounding roof condition.

Can an older roof still be repaired?

Age by itself does not automatically mean replacement. A repair may still make sense if the failure is isolated and the surrounding materials remain serviceable. If shingles crack when disturbed, matching materials cannot be integrated reliably, or deterioration is widespread, a replacement evaluation may be more appropriate.

Do you repair flat and low-slope roof leaks as well as shingle roofs?

LOCKED's roof-repair intake can be used to identify time-sensitive leaks on sloped and low-slope roofing systems. The repair method depends on the installed roof material, drainage, penetrations, seams, flashing and substrate condition. A proper repair has to match the existing roof system rather than using one generic patch method.

What if storm damage involves siding, fascia, soffit or eavestroughs too?

If exterior damage is allowing active water entry or creates an immediate safety concern, include it in the emergency intake so the whole affected area can be considered. Non-urgent siding, fascia, soffit, gutter or exterior repairs may be handled as a scheduled repair rather than a 24-hour emergency response.

What happens after a tree or object hits the roof?

A visible shingle tear may not be the only damage. Impact can affect decking, framing, flashing and nearby roof components. If the roof is open, water is entering, or the structure has moved, treat it as an emergency. Avoid entering any area that appears structurally unstable.

How much does the 24-hour emergency roof repair visit cost?

The current LOCKED emergency intake shown on this page uses a $500 CAD emergency repair minimum and a $300 CAD dispatch deposit that is credited toward that minimum. The final cost depends on access, the damage found, materials, labour and whether temporary stabilization or additional repair work is required.

Is the $300 CAD dispatch deposit an extra fee on top of the $500 minimum?

No. Under the current intake shown here, the $300 CAD dispatch deposit is credited toward the $500 CAD emergency repair minimum. It is not intended to be $300 plus another $500 for the same minimum service. Any work beyond the emergency minimum should be explained before additional work is performed.

What if the emergency repair costs more than the $500 CAD minimum?

The minimum is not a promise that every emergency can be permanently repaired for $500 CAD. If the damage requires additional materials, labour, access equipment, decking work, extensive tarping or a larger repair, the additional scope and price should be explained for approval before that extra work proceeds.

Do normal non-emergency roof repairs use the same emergency minimum?

The $500 CAD minimum described on this page is tied to the current 24-hour emergency repair intake. A scheduled non-emergency repair can be priced according to its own scope, access and materials. Confirm current pricing when the repair is classified and scheduled.

Will Ontario homeowners insurance cover an emergency roof repair?

Coverage depends on the cause of loss, your policy wording, deductible, exclusions and the insurer's assessment. Sudden wind, hail or impact damage may be treated differently from wear, maintenance issues or long-term deterioration. LOCKED can document roof conditions and repair work, but your insurer or licensed adjuster decides whether a loss is covered.

Should I call my insurance company before an emergency repair?

Contact your insurer as soon as practical when you believe there may be an insured loss. In Ontario, property-insurance statutory conditions require notice of a loss and also require reasonable steps to prevent further damage. If immediate stabilization is needed, prioritize safety, document the condition before and after where possible, keep invoices and receipts, and notify the insurer promptly.

What insurance documentation can LOCKED provide?

For work we inspect or perform, documentation can include photographs of visible roof conditions, notes about the observed repair area, the work scope, and invoices or receipts for completed work. Those records can help you explain the loss to your insurer. They do not guarantee that an insurer will accept or pay a claim.

Can LOCKED approve my insurance claim or negotiate coverage for me?

No roofing contractor should represent a coverage decision as guaranteed. In Ontario, coverage decisions belong to the insurer, and insurance adjusting or negotiating claim settlements is regulated activity. LOCKED's role is the roof and exterior work: inspection, documentation, stabilization, repair and replacement scope where required—not promising insurance coverage.

Can I protect the roof from more damage before the insurance adjuster arrives?

Ontario's property-insurance statutory conditions require an insured to take reasonable steps to prevent further damage to insured property. That can make temporary stabilization important when the roof is open or actively leaking. Use safe, reasonable measures, notify the insurer promptly, photograph the damage when possible, and keep records of emergency expenses. Your insurer determines what costs are reimbursable under your policy.

Do I need to make an insurance claim for every storm repair?

No. Whether to make a claim depends on the cause and extent of damage, your deductible, policy terms and your own circumstances. A small repair may be below or near a deductible, while a larger insured loss may justify a claim. For coverage and claim advice, speak with your insurer or insurance broker.

Where do you provide 24-hour emergency roof repair in the GTA?

Does 24-hour service mean a crew will always arrive immediately?

24-hour emergency service means the intake is intended for time-sensitive problems outside normal repair scheduling. Actual travel and arrival times can vary across the GTA and surrounding Ontario areas because of location, active storms, traffic, road closures, crew demand and safe-working conditions. The intake should confirm the current response window for your address rather than promising the same arrival time everywhere.
