IN BRIEF

A short seasonal review can catch visible changes around shingles, flashing, eavestroughs, downspouts, siding, soffit and fascia before they become larger problems.

Why twice-a-year checks make sense

Ontario homes move through snow, freeze-thaw cycles, spring rain, summer heat, wind and falling leaves. A quick exterior review in spring and fall gives homeowners a chance to spot visible changes before the next demanding season.

This is not a substitute for a professional roof inspection. It is a practical way to notice things that were not there a few months earlier.

Start from the ground

Look for shingles or roofing debris on the property, displaced metal, loose trim and obvious changes to the roofline. Binoculars can help with higher areas without climbing a ladder.

Pay attention to valleys, roof edges, chimneys and penetrations where possible from a safe location.

Check eavestroughs and downspouts

Look for sagging runs, overflowing locations, loose outlets, staining on fascia and downspouts that discharge beside the foundation. After heavy rain, note whether water is flowing where expected.

Fall leaf buildup should be addressed before freezing conditions can lock debris and standing water into the system.

Review siding, soffit and fascia

Look for loose panels, cracks, damaged trim, open joints, impact marks, staining and areas where water seems to collect. Soffit openings should remain clear so attic ventilation is not accidentally blocked.

Changes around windows and doors can also point to sealant or flashing maintenance needs.

Take a quick look inside the attic

If the attic is safely accessible, look for new staining, damp insulation, frost, unusual odour or disconnected exhaust ducts. A seasonal check is especially useful after a winter with heavy snow or after major storms.

Keep a simple photo record

Taking the same few exterior photos each spring and fall makes gradual changes easier to spot. It can also give a contractor useful context when you eventually request an inspection.

The LCKD takeaway

Seasonal maintenance does not need to be complicated. A consistent visual check of the roof, drainage, exterior cladding and attic can identify small changes early and give you better information when professional help is needed.

LCKD FIELD NOTE

This guide is general educational information. Every roof and building assembly is different; site conditions, manufacturer instructions and applicable requirements should be reviewed before work is specified.
